Construction Monitoring

Construction Monitoring (CA):

The Construction Monitoring scope performed by BCI consists of the following:

Review of one developer’s/contractor’s monthly standard AIA format G702/703 Application for Payment.

A site visit including:

  • walking the site and building(s) in progress observing at least 10% of occupied units in progress if applicable
  • interview the developer/contractor’s Project Manager and/or Superintendent
  • minimum of eight photographs taken at the time of the site visit of overall views of the project, major items of work in progress, stored materials on site, work related to change orders, defective work if applicable
  • noting trades working at the time of the site visit and materials stored at the site including condition of storage area (secure? weathertight?)

Review of the construction progress in comparison to the contractor’s proposed schedule and the client’s needs.

Review of any additional documents including but not necessarily limited to:

  • change orders and all related back up (up to five percent of the contract amount included without additional fee required)
  • engineering field monitoring reports which have been previously reviewed by the architect of record
  • building location survey
  • revised construction progress schedules
  • local regulatory agency approvals/permits
  • additional contracts/major subcontracts/Preconstruction Review documents not previously received
  • contingency fund status
  • minutes to construction progress meetings/special meetings relating to the work

A verbal report to the Client within 24 hours of the site visit.

A written field report electronically mailed within five business days of receipt of the Application for Payment.

Limited Construction Monitoring (CB):

Limited Construction Monitoring services performed by BCI include the following:

Review of one developer’s/contractor’s monthly standard AIA format G702/703 Application for Payment.

A site visit within four business days including:

  • walking the site and building(s) in progress observing at least 10% of occupied units in progress if applicable
  • interview of the developer/contractor’s Project Manager and/or Superintendent
  • minimum of six photographs taken at the time of the site visit of overall views of the project, major items of work in progress, stored materials on site, defective work if applicable

Review of the construction progress.

  • A verbal report to the Client within twenty-four hours of the site visit.
  • A brief written field report electronically mailed within five business days of receipt of the Application for Payment

Draw Review (CC):

Review of the builder’s construction Draw Requests which have already been provided to us by the lender.

Site visit of the specified lots and subdivisions.

Review of the construction progress in comparison to the Draw Schedule.

Indicate status of construction completion directly on the submitted Draw Schedule matrix with the inspector’s initials and date of the inspection with handwritten notes if pertinent.

Email scan of completed matrices to the lender within five days of receipt of request.

No change order review or labeled photographs will be provided as a part of these limited Construction Monitoring services.  Change order review and labeled photographs can be provided at an additional hourly fee.

The original completed matrices will be backup for the submitted invoice.
