Why can’t you just update our old drawings? Some clients rightfully would like to save cost, by saving time updating old drawings instead of redrawing the whole floorplan. Unfortunately, it would take a lot longer to check every line in someone else’s file, for location accuracy. It is actually faster and cheaper to develop drawings from scratch. All buildings and spaces are surveyed on site, creating new drawings, without using any old paper or cad files. Old files are helpful in referencing scale and scope of the project, and aid in creating the proposal, though I do not mix third party data into my drawings. This way every line measured and drawn is trusted as my work, and covered by ABS E/O Insurance policies.
Architectural Design and Construction drawings, as submitted for permit are an intended concept. These may differ from what was actually built. Any tenant fit out, space planning or renovation project needs accurate data of existing conditions as it is today. Previous drawings may be helpful in a broad view of the space, though accuracy is needed by multiple players at the table, for moving forward.
THE WAIT.
Does ABS provide 3D laser scanning / cloud files / Revit models? Not at this time. Other friendly survey entities can provide that intensive 3D data level for projects that need them. Architectural Building Surveys focuses on those clients who need accurate plans, though in simpler, and most often less costly, 2D format.
THE WORK.
Armed with a laptop and precision laser tools, I ensure every measurement is captured accurately on site, with CAD drawings complete before I leave the building. Tenant impact during surveys is minimal to nonexistent, and projects I’ve completed range from 500 to 500,000 square feet. As the sole surveyor, I take full accountability for every square foot measured, recognizing the significant cost implications that can result from inaccurate as-builts. While most projects require only detailed floorplans, I can incorporate elevations, reflected ceiling plans, sections, furniture layouts, electrical and data outlets, and equipment inventories as needed.
I primarily serve clients within a three-hour radius of Baltimore, Maryland—including DC, Pennsylvania, New Jersey, Delaware, and Virginia—but I’m always open to discussing projects beyond that range. My service model centers on delivering quick, cost-effective, and accurate results. While the old business adage says you can only have two of those three qualities at a time, I strive to strike the optimal balance, providing dependable deliverables without compromising on speed or value.
