THE WHAT.
Architectural Building Surveys specializes in surveying existing buildings, and providing accurate as-built drawings for Building Owners, Property Management, Realtors, Brokers, Tenants, Architects, Interior Designers, and Construction Groups.
THE WORK.
- My impact in an occupied space is minimal; as I use a laptop and handheld PTP laser, and can maneuver busy work environments, as if another employee.
- All drawings are produced on site, ensuring dimensional accuracy and has built in quality control. File delivery is usually emailed the same day as completion, or within 24 hours.
- No minimum or maximum of scope; projects have ranged from 500 sf to 500,000 square feet, in all building types.
- As the sole surveyor, I take full accountability for every square foot measured, recognizing the significant cost implications that can result from inaccurate as-builts.
- While most projects may only require basic floor plans, you can request additional data like elevations, reflected ceiling plans, sections, furniture / equipment layout, including every electrical / data outlet, switch, pull station, thermostat, etc. as needed.
- Space Planning. With a degree in Architecture,, and having worked with several Architectural firms, I enjoy the opportunity to design new layouts that will benefit future use.
I enjoy the rewarding puzzle challenge, fitting as much of your scope within the available space, while incorporating design layers of ease of use, fire egress, flow of space, minimizing demolition, defining public and private zones, etc.
Proposed layouts may be a cost-efficient way to explore options, before retaining a fully registered Architect who can expand, edit, and prepare your drawings for permit and construction.
The Ethic. While on site, I maintain the privacy and safety of corporate data and personal belongings, I am mindful of securing the building or space at all times, and do not share the clients’ intentions with tenants or employees.
A business adage may suggest you can only have two of the big three requests (fast, accurate, and cheap) at a time.
I strive to strike an optimal balance, providing dimensional and layout accuracy, with a moral obligation to keep moving at a focused pace, that translates to a timely and cost-efficient effort.

THE WHY.
Does Arch-Surveys provide 3D laser scanning / cloud files / Revit models? Not at this time. Other friendly Building Surveyors can provide that intensive 3D data level for projects that need them.
Architectural Building Surveys focuses on those clients who need dimensionally accurate floor plans, though in simpler, and often less costly, flat pdf or printed 2D format. The goal is to provide you with an overview of the layout that is easy to read and understand, without unnecessary detail.
The Analogy may be the difference between a photo with several thousand pixels, versus the Caricature artist at the Fair, who draws your likeness in 50 strokes. He knows how to focus on the detail that captures your image in a simple clear presentation.
A 3D scan will pick up way more detail in a room than is needed, like the flowers in the vase, pictures on a desk, laptop, lamp, tissue box, umbrella, etc. This requires deleting much data from a 3D file, to produce a simpler story of just walls, doors, windows, cabinetry, etc. I like to tell a buildings’ story, filtering what I see, and measuring only the aspects that you need to see in a drawing and helps you read and understand a space. It is also about honesty. I only draw what I can see and verify. A 3D scan will miss data hidden behind other objects, and a 3D as-built Revit model will include many justified assumptions like wall thicknesses and other unseen data.
Why does Arch-Surveys charge an hourly rate + reimbursables, instead of a lump sum?
I prefer to give my clients the best value for their investment, over making additional income at their expense.
Like a car mechanic, who can’t give an estimate until he pops the hood, I really don’t know how long a building will take to document, until I’ve worked my way through it. Over the years, I do have an educated estimate of building types, their densities, geometries, detail, etc. to estimate a cost, though multiple factors on site can quicken or slow me down.
Let’s say I estimate the work to cost $5k. A lump sum proposal would be sent for $5500 or $6000, to make sure I have a cushion, and don’t lose out. If the actual work only costs $4200, I prefer to invoice, with all hours and expenses transparent, only my actual cost. This is in line with an honest man’s wage. I do not wish to take more from another person or business that I did not earn.
Can we just update our old drawings? Some clients rightfully would like to save cost, by updating old drawings instead of redrawing the whole floorplan. Unfortunately, it would take a lot longer to check every line in someone else’s file, for location accuracy. It is faster and cheaper to develop drawings from scratch. All buildings and spaces are surveyed on site, creating new drawings, without using any old paper or cad files. Old files are helpful in referencing scale and scope of the project, and aid in creating the proposal, though I do not mix third party data into my drawings. This way every line measured and drawn is trusted as my work, and covered by Arch-Surveys General, and Errors & Omissions Insurance policies.
Original Architectural Design and Construction drawings for any given building were conceptual and differ from what was actually built. Any future tenant fit-out, space planning, or renovation project needs accurate data of existing conditions as it is today. Previous drawings may be helpful in a broad view of the space, though dimensional accuracy is needed by multiple players at the table, for moving forward.
THE WONDER.
I find it interesting that the very first built environment, that was shaped for the first Man and Woman; Adam and Eve, had zero percent man-made Architecture, and was 100 percent God crafted Nature.
They lived in a Utopia. The Garden of Eden was a perfect living environment at that time. Today we use our God given gifts to embellish our built environment with technologies, materials, styles, scale, flow of space, and artistic concepts. Though for some reason, we are all drawn back to Gods’ Nature, to visit, to immerse in . . . a rejuvenating experience in an environment we cannot duplicate.
Producing as-built drawings is an art form for me. Similar to creating a still life painting. I capture an image, I replicate through drawings, the engenuity and energy of others before me. Each day I walk through a building, I trace its history. I sense the thoughts and the ideas of others. Some concepts of layout and design were hurried, perhaps guided by minimal cost and straightforward use of space. Others took the time to create a sequence of experiences, and a palette of materials and colors, to please the eye.
I enjoy the work. I enjoy the journey.
The essence of Architecture, its definition, is about improving the built environment for the benefit of Humanity; at multiple levels. For the individual. For the Family. For the Group. For the Community. For the Country. To Live. To Learn. To Work. To Play. To Correct. To Bond. To Feed. and To Heal. I feel rewarded, being part of the effort, part of the team, to help improve a space or building that will benefit others in a positive way.
That is our mission and purpose.
To enhance the world around us. To give thanks to the One Creator, for the amazing world we live in, and to enhance the lives of others around us. We are all Brothers and Sisters. We are a social fabric woven together to live in harmony. Yes, we have different customs and cultures. As Rabbi Jonathan Sacks promotes in his book, there is Dignity in being Different. Facets to respect, celebrate, and embrace, while maintaining, and being true, to our individual mosaic of Religion and Language.
I look forward to that day when humanity lays down their weapons, and removes the hate and fighting.
